Every morning this page reads the Metro Vancouver listings that cut their price this week, every court-ordered sale, every listing that's new today, and commercial listings. It scores each one out of 100 for how much of a deal it looks like.
How the score works
Value, up to 40. How far the asking price sits under an expected price. Houses in the City of Vancouver: the 2026 assessment, times how far under assessment the houses in the same area list right now. Everything else: the area's median price for that type, scaled to the home's size (a home twice the size is expected to cost about 1.6 times as much), then moved for building age: today's listings show how much less buildings 30+ years old ask, and older homes are compared at that level. 25% under gets all 40.
Price cut, up to 25. The latest cut. 12% gets all 25.
Court-ordered sale, 20.
Days on market, up to 15. 120 days gets all 15.
Commercial. The data has no rents, so there is no value estimate. Price cut up to 50 (15% gets all of it), days on market up to 30 (a year), court-ordered 20. Business-only sales with no building are left out.
Check these first. Prices under $100k, cuts over 40% and homes more than 50% under the expected price usually mean a typo, a parking stall or a share, so they sit in their own list, not ranked.
A few notes
The expected price is a guide, not an appraisal. It can't see condition, views, strata fees, special levies, or lot size outside the City of Vancouver.
Vancouver assessments are values as of July 1, 2025. Prices have fallen since, which is why each house is compared with how its neighbours list against their own assessment.
